Why Swing Gates Fail
A swing gate hangs on hinges from a post and is pushed open by an arm or ram operator. All of that weight pivots on the hinges and the post, so the most common swing gate problems are sag and post movement – the gate drops, drags the ground, or stops latching square.
A sagging gate forces the operator to push uphill every cycle, which burns out the arm and the control board early. We correct the gate and the operator together – and because we run a welding and fabrication shop, rehanging a gate or resetting a leaning post is work we handle in-house instead of subcontracting.

Sag, Hinges & Posts
A gate that drags the ground, won't latch, or hangs crooked has almost always sagged – from worn hinges, a post that has leaned in the soil, or a frame that has fatigued under its own weight.
On dual gates, sag shows up as leaves that no longer meet in the middle or close unevenly.

When It's the Operator
Opens-but-won't-close is usually the photo eyes. Slow or stalling travel is often a weak backup battery. No response points to the control board or power. We diagnose the operator and keep its safety devices UL 325 compliant.
Rehang It Right
Adjusting the operator to force a sagging gate shut is a band-aid that wears out the motor. We repair the hinges, reset the post, and rehang the gate true – then set the operator to a gate that swings freely.

Why is my swing gate sagging and dragging?
Sag comes from worn hinges, a post that has leaned in the soil, or a gate frame that has fatigued under its own weight. We find which it is, repair or replace the hinges, reset the post if needed, and rehang the gate square so it stops dragging.
Can you fix a leaning gate post?
Yes. A leaning post is a common cause of sag, and with our welding and fabrication shop we can reset, reinforce, or replace the post and re-true the gate to it. Correcting the post is what keeps the gate from sagging again after a hinge repair.
My double gates don't close evenly. Can that be fixed?
Usually, yes. When dual gate leaves no longer meet in the middle, it's typically sag or alignment. We re-square the leaves, correct the hinges or posts behind it, and reset the operators so both sides open and close together.
My gate opens but won't close. Is that the gate or the operator?
That one is the operator side – almost always the photo eyes, the safety beam that stops the gate from closing on an obstruction. A dirty, misaligned, or failed eye reads as something in the path. We clean, align, or replace it and verify the safety circuit.
Should I repair the gate or replace the operator?
A worn hinge, a leaning post, or a sagging frame is a repair. If the operator is old, failing repeatedly, or no longer supported, replacement may be the better value – we'll give you an honest assessment and can show you new swing gate operators if that's the right call.
