The LA Series: LiftMaster's Residential Swing Gate Operators
If you have an automatic swing gate on a Houston-area home, there's a good chance it runs on a LiftMaster LA Series operator. The LA400, LA412, and LA500 are LiftMaster's residential linear-actuator swing gate operators – the arms that push and pull your driveway gate open and closed. All three handle gates up to roughly 16 feet and 550 pounds, run on 24-volt DC with battery backup, and work with MyQ and Security+ 2.0 accessories. Where they differ is how they're powered and how hard they're built to work.

LA400
The Standard Workhorse
AC-powered (120V) with 24VDC battery backup. The most common residential install – built for everyday driveway gates with reliable power at the gate. Handles heavier gates and higher daily cycle counts than the solar model. Can be solar-adapted with a kit, though the LA412 is the better native-solar choice.
LA412
The Solar Specialist
Engineered for solar from the ground up – ideal for acreage and rural properties where running AC power to the gate is costly or impractical. Low-draw control board, optimized battery management, and a weatherproof enclosure. The right call for Fulshear, Richmond, and country properties off the grid.
LA500
The Heavier-Duty Step-Up
Residential / light-commercial duty. Built for higher traffic and more demanding gates – the choice for larger estate gates and properties with heavy daily use. The step up when an LA400 would be working at the edge of its range.

What Goes Wrong – and the Cause Most Companies Miss
Here's the thing we see over and over: people call about a "broken operator" when the real problem is the gate itself. Swap the motor without fixing the gate and you'll be replacing the new motor too.
The Gate Sags and Drags the Pavement
The single most common call. Over time a gate drops on its hinges or the hinge post shifts – common in Houston's clay soil – and the gate starts dragging the ground or binding as it swings. That drag forces the LA operator to strain on every cycle, which burns it out early. A cheap fix swaps the operator; the real fix is re-hanging or re-squaring the gate, resetting or reinforcing the post, and welding the structure back true – then reprogramming the operator's travel limits so it works with a gate that finally sits right.
Gate Opens but Won't Close
Almost always the photo eyes – the safety beam that stops the gate closing on a vehicle or person. Dirty, knocked out of alignment, or failed, the sensor reads a blockage that isn't there and the gate refuses to close. We clean, align, or replace the sensor and verify the full safety circuit.
Dead or Dying Backup Battery (Solar Units Especially)
All three models run on 24VDC battery backup. Batteries wear out, and on solar LA412 setups, shade, winter sun angles, or an undersized panel can leave the battery chronically undercharged – the gate slows, quits during outages, or stops mid-cycle. We test the charging system, panel output, and battery health, not just swap parts blindly.
Cheap or Improper Installation Catching Up
LiftMaster specifies these operators be installed by a trained gate technician – for good reason. A bargain install that skips proper post-setting, leveling, arm geometry, and limit configuration is what causes the sag, drag, and early failure down the road. A lot of our repair work is fixing a previous cheap install. Done right the first time, an LA operator runs for years.
Control Board, Limits & Remotes
Erratic stops, gates that don't fully open or close, dead remotes or keypads, lost programming after a power event – these trace to the control board, the limit settings, or the access devices. As an authorized dealer we diagnose with genuine LiftMaster parts and reprogram to spec.
A Gate Is a Machine – It Needs Periodic Checking
An automatic gate cycles thousands of times a year, out in the Houston weather, moving hundreds of pounds. Like any machine, it drifts out of adjustment over time – and small issues caught early are cheap, while ignored ones become a failed operator or a gate on the ground.
Catch the Sag Early
A periodic hinge and post check catches a developing sag before it drags the gate and strains the operator.

My gate is dragging the ground. Is the operator broken?
Usually not – a dragging gate is almost always structural. The gate has sagged on its hinges or the post has shifted, so it drops and drags. The operator may still be fine, but it's straining against a binding gate and will fail early if the sag isn't fixed. We re-hang or re-square the gate, reset or reinforce the post, weld the structure true, then reprogram the operator's limits. Fixing the operator alone won't solve it.
Which LA model do I need – LA400, LA412, or LA500?
It comes down to power and duty. The LA400 is the standard AC-powered choice for most driveway gates. The LA412 is built for solar – ideal for acreage or rural gates without easy AC power. The LA500 steps up for heavier gates or higher-traffic use. We'll look at your gate's size, weight, daily use, and power situation and recommend the right fit.
Do you install solar gate operators?
Yes. The LA412 is engineered for solar, and we install and service solar gate systems for acreage and off-grid properties – sized to your sun exposure and how often the gate cycles. We also troubleshoot existing solar setups that aren't holding a charge.
Do these work with MyQ?
Yes – the LA Series is compatible with MyQ and Security+ 2.0. We can set up MyQ for phone control, remote open and close, and access logs, or troubleshoot it if it's installed but not working right.
How often should an automatic gate be checked?
A periodic check – hinges and posts, photo-eye alignment, battery and charging health, and operator force and limits – catches small problems before they become a failed operator or a gate on the ground. A gate cycles thousands of times a year in the weather; a little periodic attention adds years to the system.
