Authorized LiftMaster Dealer

Commercial LiftMaster Gate Operator Repair

Slide and swing gate operator service, loop detectors, and access control for businesses, apartments, and gated communities across the Houston Metro area – with in-house welding for the gate itself.

Commercial Gate Operators

Commercial gates run on heavier operators than residential units – built for high cycle counts, larger gates, and continuous daily use. When a commercial gate goes down, it can block deliveries, tenants, or an entire lot, so the priority is getting it diagnosed and back to safe operation quickly.

As an authorized LiftMaster dealer, we service the full commercial line – slide operators like the SL3000, commercial swing operators, and barrier gates – along with the loop detectors, photo eyes, safety edges, and access control that make a commercial gate work. We've replaced large commercial slide operators, and because we run a welding and fabrication shop, we handle the gate's structure too.

Commercial Operators We Service

Slide Operators

Heavy-duty slide operators such as the LiftMaster SL3000 and SL595, common on commercial lots, fleet yards, and apartment entrances. Track, chain, and control-board service.

Swing Operators

Commercial swing operators for dual-leaf and heavier gates at businesses and gated communities, including monitored safety devices.

Barrier Gates & Access

Barrier arm gates, loop detectors, telephone entry, maglocks, and keypads for parking control and multi-tenant access.

Common Commercial Gate Problems

Operator, Loops & Electronics

Commercial gates rely on loop detectors buried in the drive to sense vehicles – for free exit, safety reversing, and access points. A failed loop or detector is one of the most common commercial faults, showing up as a gate that won't open for traffic or reverses for no reason.

Commercial operators also require monitored entrapment protection under UL 325, so a simple bypass isn't compliant – the board watches the sensors and faults without them.

Typical Issues

  • Won't open for traffic: loop/detector
  • Random reversing: sensor or loop fault
  • Won't close: photo eye or edge
  • No response: control board or power
  • Grinding / off-track: chain or rollers

Heavy Gates Need Structural Work

Large slide gates take abuse – bent track, worn V-groove rollers, cracked welds, and impact damage from vehicles. These are fabrication problems, not operator settings, and they'll keep destroying operators until the gate is repaired.

Operator and Gate, One Crew

Most companies service the operator and subcontract the welding. We do both in-house, so a bent track, a cracked weld, or a worn roller gets fixed on the same visit that addresses the operator.

That matters most on commercial slide gates, where the structure takes the hardest wear. See slide gate repair for the mechanical side.

Frequently Asked Questions

Do you offer maintenance agreements for commercial gates?

Yes. For high-traffic gates at apartments, businesses, and gated communities, scheduled maintenance catches worn rollers, loose chains, and failing sensors before they cause downtime. We can set up a maintenance agreement sized to your gate and traffic.

My gate won't open when a car pulls up. What's wrong?

That usually points to a free-exit or access loop – the wire loop in the pavement that senses the vehicle. A broken loop or a detector out of tune stops the gate from triggering. We test the loop and detector, and re-cut and seal the loop if it has failed.

Why can't you just bypass the safety sensors to get it running?

Commercial operators use monitored entrapment protection under UL 325 – the control board actively watches the safety devices and will fault without them, so a simple bypass won't keep it running and isn't code-compliant. We repair the sensors properly so the gate is both operational and safe.

Can you repair the gate if a vehicle hit it?

Yes. Impact damage to a slide gate – bent track, twisted frame, broken welds – is fabrication work, and we handle it in our welding shop along with the operator service. One crew gets the gate straight and moving again.

Which commercial operators do you service?
