LiftMaster Residential Gate Openers

Most home driveway gates in the Houston area run on a LiftMaster residential swing operator – the arm or hinge-post motor that opens and closes the gate. The current model is the LA500, and a large number of homes still run the earlier LA400, which we continue to service.

As an authorized LiftMaster dealer, we install, repair, and program these operators, including remotes, keypads, photo eyes, backup batteries, and maglock-based access control. The most common residential gate complaint is a gate that opens but won't close. On a LiftMaster operator that almost always traces to the photo eyes – the safety beam that stops the gate from closing on a car or person.

A dead or weak backup battery is the next most common cause – it shows up as slow, sluggish travel or a gate that quits during a power blip.

Frequently Asked Questions

Can I control my LiftMaster gate from my phone?

Yes, on myQ-compatible operators like the LA500. Depending on the model and board revision, it may need a LiftMaster internet gateway to connect to Wi-Fi and the myQ app. We can confirm what your operator supports and set it up.

Do you still service the older LA400?

Yes. The LA400 is no longer the current model, but plenty of Houston-area gates still run it. We repair the board, battery, and sensors to keep it going, and can upgrade you to the LA500 when repair no longer makes sense.

Why does my gate open but not close?

On residential LiftMaster operators this is almost always the photo eyes – the safety beam that prevents the gate from closing on something in its path. A dirty, misaligned, or failed eye reads as an obstruction, so the gate refuses to close. We clean, align, or replace the sensor and verify the safety circuit.

Can you add a keypad to my existing gate?

In most cases, yes. We add keypads, extra remotes, maglocks, and phone-entry to existing LiftMaster operators without replacing the whole system, as long as the operator and receiver support it.

How often should a residential gate be serviced?

A yearly check is a good rule for an automatic gate – testing the safety sensors, checking the backup battery, and inspecting hinges and hardware. Catching a sagging gate or weak battery early prevents the operator damage that turns a small fix into a big one.
